Apartment approvals also saw an increase.
The number of homes receiving planning permission increased by 21% last year.
CSO figures show over 41,000 units were approved in 2023, that's up from just over 34,000 in 2022.
Apartment approvals were up 29%, while house approvals increased by more than 13%.
In the midlands, over 110 new dwellings received planning permission - the highest was in Offaly at 50, followed by Laois with 41 and Westmeath with 22.
The region also saw 66 extensions granted and 31 alterations and conversions.
