Laois remains the most affordable county to buy property in the region.
Median house prices in the midlands have increased by between 3% and 14% in the last 12 months.
Figures from the latest myhome.ie property survey show the highest change in Leinster comes in Offaly.
The median price is defined as a house which is more expensive than exactly half of the other available houses.
That figure currently stands at €188,000 in Offaly, up almost 14% in the last 12 months.
That's the largest increase in Leinster ahead of Kilkenny, Louth and Wicklow.
A more modest increase of 5.56% in Westmeath sees their median cost remain above their near neighbours at €189,950.
Laois remains the most affordable county to buy property in the region.
The O'Moore County had the second smallest percentage increase in Ireland last year at 3.11%, ranking only behind County Kerry.
It leaves the median house price at €175,000.
Wicklow is the most expensive county to buy in according to these figures, with Longford the cheapeast at €110,000.
