That's among the findings of Daft.ie's new report.
The average cost of rent in the midlands has jumped by nearly 10% year-on-year.
Daft.ie's Rent Price Report has found that's a significant reduction on last year's increase, which was 14.5%.
However, the cost of rent in the region is up nearly 50% when compared to pre-pandemic levels.
Nationally, the average rental price is more than €1,800 per month.
Author of the report, economist Ronan Lyons, say Dublin prices are lowering the national average:
The number of homes available to rent in the midlands has jumped by over a quarter.
Daft.ie's Rent Price Report has found there were 65 homes on the market at the start of May, up 27 percent year-on-year.
However, that figure is still well below the average of the late 2010s.
