The mixed use retail and residential unit would be opposite the TUS Athlone campus.
Plans for a five storey building are being approved near a college campus in Westmeath.
The development would involve the demolition of 2 existing two storey buildings on the Dublin Road opposite the TUS Athlone campus.
These currently house a cafe, Asian food store and craft butchers, with vacant apartments on the first floor.
Applicant Trevor Allen is then seeking to build a new multi story mixed use building with 6 retail units and 21 apartments.
These will have a mixture of one, two and three bedrooms with an open garden, car and bicycle parking and a loading bay for deliveries included in the works.
Westmeath County Council are giving the green light for the project subject to 28 conditions.
