That's the view of Offaly businessman and Co-owner of Frawleys Martin McCarthy - who says their overheads continued to grow while turnover was declining.
Frawley's Superstore in Birr is closing it's doors after trading for 33 years in the town.
Mr. McCarthy says rates have become crazy in recent years:
