New figures from the region are included in the latest Geowox Housing Report.
The median price of a home in the midlands costs just over €280,000.
Two counties saw an increase in the cost of dwellings in the last three months, when compared to the same period last year, and one remained the same, according to the latest Geowox housing report.
The most expensive county for buying a home in the midlands is Laois, with a median cost of €315,000, a rise of 18% on the fourth quarter for 2024.
Offaly follows at €243,000, and in Westmeath the median price comes in at €295,000.
Houses in the town of Mullingar exceed the rest of Westmeath at €315,000, an increase of 23.5%.
Both Portlaoise and Tullamore also saw an increase in the price by 16.4% and 20.4% respectively.
Nationally, the median cost of a dwelling surged to €370,000, a rise of over 12% on the same time a year ago.
