Planning permission has been granted for the large-scale development on Grattan Street along the Mountrath Road.
The project will first see the demolition of a derelict service station and two existing homes, with developer Philip Meagher constructing 67 houses and seven apartments in their place.
The homes will range in size from two-bed to four, with some up to three storeys in height.
