House prices in the midlands rose by an average of 4.5% in the last three months.
Laois saw the steepest rise of 6.8% between September and December, with the cost of a three-bed, semi-detached house averaging €235,000.
The survey from Real Estate Alliance found Offaly had the slowest rate of inflation with a jump of 2.5% to €205,000 - although this is predicted to increase by another 5% over the coming 12 months.
Westmeath is most expensive area in the region with the same property costing an average of €245,000.
This is again expected to rise close to €260,000 by the end of the year.
