There are five Rent Pressure Zones in the midlands.
The Housing Minister believes linking rent increases to inflation is a much fairer way than rent pressures zones.
Previously, there was a cap of 4 percent rises per year in these areas - which include Mullingar, Athlone, Tullamore, Portlaoise, and Portarlington-Graiguecullen.
However, now landlords will only be able to increase rent by as much as inflation went up in the previous 12 months.
In the past year it was around 2 percent, while before that it was closer to 1 percent.
