Prices also increased marginally in Westmeath but decreased slightly in Laois.
The monthly rent for a property in the Faithful county rose from 767 euro at the end of 2019 to just over 800 at the beginning of this year.
There was a much more moderate increase of €6 per month to 844 in Westmeath and a €1 drop to 900 on average in Laois.
Those figures put Offaly in the top ten for growth over the last 12 months, Westmeath is 23rd and Laois 25th.
The most expensive towns to live in the region are Portlaoise, Tullamore and Mullingar, while Birr, Kinnegad and Borris-In-Ossory are some of the most affordable.
Just under 4% of the total number of houses available to rent in Ireland are in the midlands.
The largest share of which are in Westmeath at 1.6%.
