They also rose by €15k and €11k in Offaly and Laois, respectively.
Asking prices for a home in Westmeath jumped by more than €20,000 in 2023.
The average cost of a house in the county is now €235,000, according to the latest MyHome.ie Property Price Report.
Offaly homes have seen their price tag increase by €15,000 when compared to this time last year, while the jump in Laois is €11,000.
Nationally, asking prices also rose significantly last year, up 6.5% on 2022.
Chief Economist at Bank of Ireland, Connall MacCoille, says homes are still selling for above their asking price:
The number of homes available to buy in the midlands fell by 13% in the first quarter of the year.
MyHome.ie's latest report has found there are 462 houses on the market in the region.
Westmeath boasts the largest number of those, with 173, followed by 145 in Offaly and 134 in Laois.
Nationally, there's a record low number of homes available, with a total figure of just under 11,000.
