There's now five rent pressure zones in the region.
Two areas in the Midlands have been added to the list of Rent Pressure Zones in Ireland.
It brings the total number in the region to five.
Mullingar and Tullamore join Graiguecullen-Portarlington, Portlaoise and Athlone as towns where rent increases cannot now exceed 4% per year.
According to the Rental Tennancies Board, the average cost of leasing a property in Mullingar and Tullamore surged by over 19% last year.
The total number of rent pressure zones in Ireland at the beginning of 2020 was 47.
The median rent across the country has fallen across 18 of the 26 counties mentioned in the report.
However it increased in each Midlands county.
Laois is the most expensive, rising by 3.5% to €900 per month.
Westmeath jumped by 2.6%, now costing an average 837 a month.
Offaly is the most affordable, the median price of renting a property also rose by 2.4% to €774 in the last quarter.
