The price of a home in the midlands jumped by about 4% last year.
The Institute of Professional Auctioneers and Valuers' Residential Property Price Barometer has found the average cost of a three-bed semi in the region is €238,000.
Offaly saw the largest increase in the cost of a home in the region, at 5.3% - the average cost of a three-bed-semi there is €231,000.
Westmeath saw the smallest jump in the midlands, at 3.3%, however it continues to offer the most expensive average price for a home, with a figure of €255,000.
€230,000 is the average cost of a house in Laois, which represents an increase of 4.8%.
Around the country, a figure of €917,000 sets Dublin 4 aside as the most expensive area for a home, while Longford offers the cheapest option, at €165,000.
The private sector of the housing market needs to see an increase in the number of houses built per year, according to IPAV.
