The cost of renting a three bedroom home in the Midlands now stands at over €1,700 euro - up 11.8% on last year.
Daft.ie's latest rental report for Q4 of 2025 shows the biggest increase is in Offaly at 12.5% to €1,700.
In Westmeath, it's up by 11.8 % from 2024 up to €1,900 and in Laois, it's gone up by 11.2% to €1,700,
Nationally, the cost of renting a three bed home is up by 4.4 % in 2025 , with market rates now at a third above their pre-covid levels.
Economist and author of the report, Ronan Lyons, says rents are now 80 per cent higher than they were 10 years ago:
Excluding Dublin, Leinster market rents rose by an average of 6.3% during 2025, compared to 3.9% in 2024.
The reports author is also pointing to a significant shortfall in available accommodation in the Midlands at the moment.
In Offaly, there are just 8 homes to rent, Laois has 13 and Westmeath has 35.
Mr Lyons says over the long term, the cost of rents has gone up evenly across all three counties:
