The latest REA/Irish Independent House Price Index shows properties with an 'A' or 'B' Energy Rating, are selling for 12% more than lower rated properties.
In the midlands, there are only 137 homes available with a B rating or higher, according to Daft.ie.
60 of those are in Westmeath, which is the highest in the region.
Laois has 47 homes for sale with a higher energy rating, while 30 are in Offaly.
Nationally, the difference in price comes in at around €36,000, but in the capital, it's almost €60,000.
